3 Beds 1 Baths 10843914 MLS
1005 Regis Rd SE is a one story ranch in southeast Atlanta, built in 1960 and set on a level 0.342 acre lot in the 30315 zip code of Fulton County, with 3 bedrooms, 1 full bath and 1,158 square feet. This single-family home is a renovation that was started and then stopped partway. The photos show exactly where it stopped, so nothing here has to be guessed at. In 2024 the house took a new roof, a new electric heating and cooling system, a full rewire by an electrician and a full repipe by a plumber. New wood style plank flooring is already down in the bedrooms. The living area is stripped to the subfloor and staged for that same flooring to carry through, and the baseboard and trim were pulled off and stacked inside the rooms rather than thrown out, so they are on hand to go back on. In the bath, a new tub and shower surround are set with the valve and spout plumbed in, and the vanity, sink and mirror are in place. The wall above the surround is still open to the studs and waiting to be closed and finished, and a toilet has not been set yet. In the kitchen, the upper cabinetry, the sink and faucet, the tile floor and the window over the counter run all stay. The lower cabinets need to be bought and installed, and the backsplash has been taken down to bare sheathing so a new one can go straight on. A new hot water tank is on site and standing ready to be set and connected. Several windows were swapped for new vinyl units and two of the original windows are still in their openings, so the last two can be changed out to match. Wall openings from the rewire and the repipe are still cut and waiting on patching, which makes the new wiring and the new pipe easy to see and verify before they get closed up. The bedrooms carry ceiling fans and take good light, several through long horizontal windows set high on the wall, and the walls are painted a soft neutral that will take a new color with almost no prep. The whole plan runs on a single floor with no steps between rooms. One bedroom has its own exterior door straight out to the yard, and the side wing carries a second entry off the front, so the layout gives more than one way in and out. Outside, the roof is new and the fascia along the eave is still bare wood waiting on paint, which is the light strip you can see in the exterior photos. The siding is painted lap siding with a roof overhang across the front entry and a squared off flat roof wing at the side that widens the footprint at that corner. The ground is level right to the street with a wide packed parking pad that holds two vehicles off street, a curb cut already in place and a stacked stone retaining wall along the property edge. The rear yard runs deep and backs into a stand of tall pines and hardwoods that screen the back property line. The yard and the interior both need a cleanout and haul off, and the full 0.342 acres leaves real ground to work with for a rear build out, a garden, a workshop or added parking once it is cleared. City water and city sewer both serve the property. For an investor or an owner occupant looking at Lakewood Heights and the surrounding 30315 corridor in southeast Atlanta, the value here is the order of what is done and what is left. Behind you: the roof, the heating and air, the electrical, the plumbing and the bedroom flooring. In front of you: a cleanout, a toilet, drywall and paint in the bath, lower kitchen cabinets, a backsplash, flooring in the living area, trim reinstalled, two window swaps, fascia paint and a yard clearing. One story ranch, single-family home, three bedrooms, one full bath, city water and sewer, level lot, wooded rear tree line, off street parking, Fulton County, southeast Atlanta GA 30315. The home is being sold as is. 1005 Regis Rd SE, Atlanta, GA 30315. Some photos have been virtually rendered.
